Basically you build a lead generation in a local market where the client value is super high...create an affiliate program with a company...maybe a few grand per month, then sell that asset for a crapload  down the line when it's established...and i mean a serious crapload

I ran this past my uncle, who has made a few million from his insurance company, and he confirmed that a site bringing in a few insurance leads a day would be worth it's weight in gold.

Worth looking into me thinks!!

Or how about this...build a local lead generation site for a yacht charter company in your area...if you live by the sea like me...and when they say how much, just go...

No cost...but .just give me free yacht charters in the summer if I ever need one!
